The Sustainable City Yas Island (TSCYI) project sits on a 39.6 hectare piece of land & is a unique development which aims to demonstrate how the three elements of Sustainability: social, environmental and economic can come together harmouniously to create a beautiful and thriving community for its 3,600 residents. Some key features include maximizing comfort zones within the public realm, limiting vehicular access to the periphery of the city so as to maximise pedestrianized spaces, implementing the concept of shared parking so as to provide better and more sustainable opportunities for space utilization, mitigating the urban heat island effect through landscape and light coloured construction materials and incorporating energy production through solar panels throughout the city. The scope of work paperwork and assessment, detailed masterplanning report, illustrative documentation for reports, plot calculations and diagram creation, 3D modelling & visualisation, client presentations.

Framework Plan.png

The urban planning framework of The Sustainable City Yas Island (TSCYI) centers around a prominent "Green Spine," which serves as the primary pedestrian axis, enhancing walkability and connecting various zones within the development. Vehicular access is limited to the outer edges, creating a pedestrian-centric environment in the city's core. The design also incorporates shared parking to optimize land use and emphasizes sustainable landscaping and material choices to mitigate environmental impacts, such as the urban heat island effect. This approach ensures a well-integrated, sustainable urban layout that prioritizes pedestrian movement and green spaces.

The masterplan for The Sustainable City Yas Island showcases a well-organized, community-focused layout, emphasizing connectivity and sustainability. The development is centered around a "Green Spine," which serves as the main pedestrian thoroughfare, connecting key residential and community amenities. The city features a primary and secondary entrance leading to a Community Ring Road, which ensures efficient vehicular circulation while maintaining the core as a pedestrian-friendly zone. The plan includes diverse residential options such as townhouses and condominiums, complemented by essential community facilities like an Autism Plot, Equestrian Center, and a Mosque. Commercial areas, parking, and a nursery further enhance the functionality and self-sufficiency of the community.
